We like to think we wear a lot of different hats. Some of our practice involves residential and commercial purchase and sale, some involves leasing, and some of our real estate practice overlaps with estate planning.

When buying or selling residential or commercial real estate, using an attorney is important (and also generally required in New York State). In the purchase and sale process, we can assist with drafting and negotiating contracts, reviewing the title and survey for your property, identifying any potential issues, calculating the costs due at closing, writing title insurance, drafting financing documents, and most importantly, facilitating and explaining the documents you sign.  We can also assist with land separations or mergers if you are acquiring property from a neighbor, or just wanting to merge your parcels for tax purposes.

On the leasing front, we can prepare, review, and revise lease agreements, advise you on critical lease issues, and advise you regarding landlord or tenant issues during or after the term of your lease.

Finally, if you’re looking to make a property transfer as an estate planning tool (i.e. putting your house in your kids’ names), we can also assist with that.
